Marketing Your Home ...

 

The following is an outline of our standard marketing efforts and available options which can be used when appropriate for your home.  

 

 

· All successful marketing begins with a thorough Comparative Market Analysis which is used to establish a price at which the home will be marketed. 

 

· Sign placed in yard.  (59% of buyers responded to a sign they saw)

 

· Flyers created and delivered to home.  Inside your home will be a packet of information including the sellers disclosure forms for all potential buyers seeing your home during a scheduled showing.  A brochure box will also be placed in front of your home with flyers for passers-by to learn about your home.

 

 

Listing & marketing information will be placed in the following places:

 

· MIBOR (Multiple Listing Service) - A service created and run by real estate professionals which gathers all of the property listings into a single place so that purchasers may review all available properties from one source.

 

· Realtor.com - A service similar to the multiple listing service which gives nationwide access to buyers relocating from other areas of the country as well as local buyers.  A widely used home search vehicle.

 

· Ads placed on Keller Williams Web page - Another home search option.

 

· Ads placed on www.IndyStar.com - Another widely used home search and Open House locator.

 

· Ads placed on my website at www.IndyHomeTeam.com  - Which includes links to all of the previously listed search options.

 

· 1-800 number with recorded information available 24 hours.  When potential buyers call this number they will hear recorded information about your home.  While they listen to the information the system will e-mail me and send a text message to my cell phone with their contact information.   This service allows me to follow up with potential buyers while they are interested in talking about your home.  We include this number in all print advertising, online advertising, flyers, brochures and signs.  more details...

 

· Print ads will be placed in the Homes Illustrated magazine and Indy Star newspapers and The Real Estate Book.  We will alternate the placement of ads weekly in the Homes Illustrated and Indy Star.  The Real Estate Book is a monthly publication.

 

 

Follow-Up and Additional Marketing Tools

 

· Follow-up with agents showing property called in or sent to seller.  I will call every agent that shows your home to solicit feedback from their buyers.  I will report that information to you.

 

· First Open House scheduled.  I will host a minimum of two Open House showings of your home each month until SOLD.  Each Open House will be advertised in the Indy Star and on online resources to invite potential buyers to see your home.

 

· Just listed postcards mailed to surrounding neighborhoods.  Often times people living near your home will know someone who might be interested or are themselves looking to move and stay in the area.

 

· Follow-up with all prospective buyers reported to seller.  I will follow up with any prospective buyers located through any and all sources and keep you posted on same.

 

· Weekly progress report.  At the end of every week I will update you via e-mail with the number of showings, feedback from those showings and what advertising will be done about your home that week.

 

· Review comparable properties to determine if property is still competitive.

· Review 30-45 days.

· Review 60 days.

 

 

Other marketing options if appropriate for your home

 

· A custom designed website can be created for your home.  This website would showcase your home providing prospective buyers with up-to-date information, including a virtual tour, floor plan and whatever information is appropriate to present your home.  The website address will be listed on all advertising driving potentials buyers to this website where they can access information regarding your property. 

 

· Virtual Tours -  A virtual tour may also be used to showcase your home when appropriate.  Not all homes benefit from the use of the virtual tour photography.  A virtual tour is a 360 degree panoramic photography that works well in large rooms.

 

· Flyers mailed or delivered to agents active in the area.  These flyers put your home in front of the agents sometimes quicker than they will “find” the home themselves.

 

· Keller Williams agents tour scheduled, if desired.  We will  invite all agents to a Broker’s Open House to expose your home to many agents at once.
